DIFC’s Dubai PropTech Hub Selects First Global Landing Pad Startup Cohort

The Dubai International Financial Centre’s (DIFC) Innovation Hub has unveiled the first cohort of international startups selected for the inaugural Global Landing Pad Programme under the Dubai PropTech Hub initiative, marking another milestone in Dubai’s ambition to become one of the world’s leading destinations for real estate technology innovation.

The selected startups represent a diverse group of PropTech and smart-building technology companies from across international markets. The first cohort, referred to as the “Red Team,” includes Interloom, Watergate AI, Rensair, Demand Logic, UTwin, and Smart Spaces.

According to DIFC Innovation Hub, the finalists were selected based on their potential to address key challenges facing the real estate industry while contributing to the objectives outlined in the Dubai Real Estate Sector Strategy 2033 and the Dubai Economic Agenda (D33).

The Global Landing Pad Programme is designed to help high-potential international PropTech startups enter and scale within Dubai and the broader Middle East, Africa, and South Asia (MEASA) region. Participating companies will undergo a structured market-entry journey focused on validation, localization, enterprise partnerships, and deployment opportunities with leading real estate stakeholders.

Meet the Selected Startups

Interloom

Interloom develops digital infrastructure solutions that help real estate owners and operators unlock greater value from building data. By connecting fragmented systems and operational data, the company enables smarter asset management, improved efficiency, and enhanced building performance.

Watergate AI

Watergate AI leverages artificial intelligence to help property owners and facility managers monitor, optimize, and reduce water consumption. Its platform aims to lower operational costs while supporting sustainability and environmental goals across residential and commercial real estate portfolios.

Rensair

Rensair provides advanced indoor air quality solutions designed for modern buildings. Combining air purification technology with real-time monitoring, the company helps property operators create healthier indoor environments while supporting wellness and ESG initiatives.

Demand Logic

Demand Logic uses AI-powered building analytics to uncover inefficiencies hidden within building management systems. The platform helps commercial property owners reduce energy consumption, lower operating costs, and improve overall sustainability performance.

UTwin

UTwin specializes in digital twin technology, creating virtual replicas of physical buildings and real estate assets. These digital models enable developers, operators, and asset managers to make more informed decisions around maintenance, operations, and long-term planning.

Smart Spaces

Smart Spaces offers a workplace and tenant experience platform that connects building users, occupiers, and property managers through a single digital interface. Its solution enhances tenant engagement, access management, workplace services, and the overall building experience.

Driving the Future of Smart Real Estate

The initiative forms part of the broader Dubai PropTech Hub, launched jointly by DIFC Innovation Hub and the Dubai Land Department. The hub aims to support more than 200 PropTech startups and scaleups, create over 3,000 jobs, and attract more than $300 million in investment by 2030.

One of the key differentiators of the Global Landing Pad Programme is its direct connection to major real estate developers and industry operators. The programme is delivered in partnership with organizations including Binghatti, Majid Al Futtaim, Union Properties, Sobha Realty, and Transguard Group, providing startups with direct access to potential pilot projects and enterprise customers.

The programme also benefits from the involvement of global PropTech and venture capital experts, including JLL Spark Global Ventures, reflecting Dubai’s strategy of attracting world-class innovation while creating pathways for international companies to establish regional operations.

The selected startups collectively represent several of the most important trends currently shaping the future of real estate: artificial intelligence, digital twins, sustainability, smart buildings, energy optimization, tenant experience, and data-driven asset management.

As real estate owners increasingly seek ways to improve efficiency, reduce environmental impact, and enhance user experiences, technologies like those developed by this cohort are becoming essential components of the modern built environment.

Dubai Strengthens Its Position as a Global PropTech Hub

The announcement further reinforces Dubai’s growing reputation as a global center for PropTech innovation. Through initiatives such as the Dubai PropTech Hub and the Global Landing Pad Programme, the emirate continues to attract ambitious startups, investors, and industry leaders focused on transforming the future of real estate.

For the selected startups, the programme provides a unique opportunity to access one of the world’s most dynamic property markets and establish a gateway into the broader GCC and MEASA regions. For Dubai, it represents another step toward becoming a global leader in urban innovation, smart cities, and next-generation real estate technology.

As the inaugural cohort begins its journey, industry stakeholders will be watching closely to see how these emerging technologies contribute to shaping the future of the region’s rapidly evolving real estate sector.
